The attic is responsible for 25 to 35% of the heat loss in a typical home. That's a lot, and it's also the easiest fix: adequate attic insulation has one of the best returns on investment in residential renovation, often paying itself back in energy savings alone within five years.

In homes built before 1990 it's common to find insulation levels well below current standards. A house insulated to R-20 when it should be at R-50 is losing nearly half the heat it should be keeping — and you're paying the difference on every Hydro bill.

Our approach: diagnose first, then act

Before we recommend anything, we do a complete attic inspection. We measure the current R-value, check the ventilation (a poorly-ventilated attic causes condensation that wrecks insulation), look for air leaks around electrical penetrations, access hatches and plumbing vents, and check for moisture or mould.

This step is essential. Adding insulation on top of wet insulation or in a poorly-ventilated attic is an expensive mistake: you bury the problem without fixing it, and you guarantee bigger damage down the line.

Blown cellulose or mineral wool

For attics only accessible through a hatch, blown cellulose is almost always the best choice. It fills every corner and cavity (unlike batts), offers excellent thermal performance at a low price, and is made from recycled paper treated with borate — environmentally friendly and fire-retardant.

For attics where you plan to move around, or for targeted top-ups over existing insulation, Owens Corning mineral wool batts are a great option. Fire-resistant, non-compressing, and still effective even in slightly damp conditions.
