Full Roof Replacement

A full roof replacement — complete tear-off down to the deck followed by a fresh installation — is the best way to start clean when your roof is nearing the end of its useful life. The signs that a replacement is due are usually pretty clear: curling shingles, granules piling up in the eavestroughs, brown stains on the ceiling, or simply a roof that's past its 20–25 year mark.

Lots of homeowners ask if they can just lay new shingles over the old ones. We advise against it except in rare cases: it prevents deck inspection, adds weight, usually voids the manufacturer warranty, and rarely doubles the lifespan for half the price.

Step 1: site protection. Before we pull the first shingle, we tarp the yard, flower beds, pool and anything else that might catch debris. Plywood panels protect sensitive areas.

Step 2: full tear-off to the deck. Every old shingle, all the underlayment and every nail comes off and goes straight into a dumpster in the driveway.

Step 3: deck inspection. Every plywood section is inspected, and any rotten or sagging pieces are replaced (at a price itemized in your original quote — never a surprise).

Step 4: weatherproofing install. Ice & Water Shield at the eaves and in the valleys, synthetic underlayment across the rest.

Step 5: shingles, flashings and ventilation. Every component is installed to manufacturer specs to preserve the warranty.

Step 6: full clean-up. Magnetic sweep, debris haul-off, and a final walkthrough with you.

A full replacement is a meaningful investment, but it's one of the few renovations that actually pays back at resale. A new roof reassures buyers, removes a major unknown in pre-sale inspections, and can genuinely make the difference between an accepted offer and a listing that lingers.
