Flat Roof Systems
Design, installation and replacement of residential and commercial flat roofs.
Flat roofs require specific expertise to ensure proper drainage and perfect waterproofing. Toitures Boulet designs and installs custom flat roofs, selecting the membrane system best suited to your building, budget and energy goals.
Problems we solve
- Standing water pooling on your flat roof after every rain.
- Membrane visibly worn, cracked or blistered.
- Roof drains blocked or poorly positioned.
- Intermittent leaks hard to pinpoint.
- Membrane past its service life (15–25 years depending on material).
Flat roofs: a real waterproofing system
A flat roof is never truly flat: there's always a slight slope (2% minimum) to drain water toward the drains. That slope, combined with a quality waterproofing system, is what protects the building from leaks.
We install and replace residential flat roofs (duplexes, garages, flat additions) and commercial flat roofs (warehouses, industrial buildings, apartment buildings). Our preferred system is two-ply welded elastomer membrane, which offers the best durability-price-performance combination for the Quebec climate.
Diagnosis before the work starts
Before any replacement work, we inspect your flat roof in detail: deck, insulation, drains, penetrations, parapets. Often the deck and insulation are still in good shape and can be kept, which significantly reduces the cost of the work.
In other cases we find that the insulation is water-saturated (a common problem when a leak has been tolerated too long). In those situations, we explain the options clearly: replace the insulation along with the membrane, or do a partial removal depending on what the situation calls for.
Our goal is to help you make the right call based on the facts — not to sell you a full replacement when a more targeted solution would do the job.
Drains, parapets and the details that matter
The weak spots on a flat roof are almost never in the middle of the field — they're the transitions, parapets, drains, penetrations and flashings. That's where 90% of leaks happen, and that's where we focus the most.
We install heated drains on buildings where ice buildup is an issue, we weld membrane returns onto parapets with generous overlap, and we custom-fabricate the metal flashings around every penetration (vents, plumbing stacks, gas pipes).
Every detail is built to last: simple steps, but they take experience and care to execute right.
