Roof Inspection
Complete inspection and detailed report to assess the condition of your roof.
Whether for a real estate purchase, after a storm or simply to plan ahead, a professional inspection gives you the full picture. Our detailed report includes photos, a general condition assessment and an estimate of short-, medium- and long-term work to anticipate.
Problems we solve
- Buying or selling a property and needing a professional inspection for closing.
- Your roof is over 10 years old and you want to know how many useful years it has left.
- Recent storm: you want to check for damage invisible from the ground.
- Your insurer requires an inspection to renew your policy.
- You're torn between repair and replace — an objective inspection will help you decide.
Why have your roof inspected?
A professional roof inspection is cheap and can save you a lot. It catches developing problems long before they become visible from inside — and by that point, damage is almost always more expensive to fix.
The most common times to book an inspection: before buying or selling a home, after a major wind or hail storm, in the spring to check for winter damage, or just when you can't remember the last time your roof was looked at.
What we inspect
Our inspection covers every element of a modern roofing system. On the surface: condition of shingles or membrane, granule loss, blisters, tears, moss or lichen. At the details: chimney flashings, wall flashings, plumbing vents, skylights, valleys.
We also check attic ventilation (ridge vents, soffits), eavestroughs and downspouts, structural elements visible from inside the attic (framing, decking), and any sign of moisture in the insulation.
Every finding is documented with digital photos. You get a detailed written report, sorted by urgency (monitor, fix soon, urgent), with cost estimates for every item that needs attention.
An essential tool before buying or selling
For buyers: a roof inspection saves you from discovering major problems after closing. Our report can also be leverage to negotiate a price reduction or get repairs done before the deal closes.
For sellers: presenting a recent, detailed inspection report reassures buyers, speeds up the transaction, and can justify a higher asking price. It's also a great way to correct small issues before they become negotiation points for the buyer.
Our inspections are independent of any repair work. If we find no problems, you're under no obligation to hire us for anything else. To keep your roof in top shape, check out our preventive maintenance program.
