Flashings: the invisible line of defence
Flashings are the metal pieces that waterproof the roof's junctions and transitions: around a chimney, along an adjacent wall, around plumbing vents, in valleys. They're also statistically where the vast majority of roof leaks happen.
Well-designed, well-installed flashings made from the right material can last as long as the roof itself. Poorly installed, they become chronic leak points that eventually cause real damage — not just to the roof, but often to framing and interior ceilings as well.
Custom fabrication, meticulous installation
We fabricate most of our flashings custom, either in the shop or directly on site. That lets us adapt perfectly to every situation: old irregular brick chimneys, walls that aren't quite square, unusual pitches. Prefab standard flashings only work for a fraction of real-world situations — for the rest, custom fab is essential.
We mostly use aluminium and galvanised steel, depending on the context. Aluminium is easier to work and doesn't rust, but galvanised steel is more rigid and better suited for long runs or exposed locations.
The most important thing isn't the material, it's the geometry of the installation. A well-planned flashing sheds water without ever creating pockets or reverse laps, and integrates perfectly with the surrounding shingle courses. It's craftsman's work that demands precision and experience.
Repair or replacement?
In many cases, a failing flashing can be re-sealed and repaired without full replacement. High-quality sealant, a new self-adhesive membrane over the critical areas, and the leak is fixed. That's our first reflex when the situation allows.
In other cases — when the flashing is corroded, deformed or fundamentally badly designed — you have to redo it completely, often as part of a roof replacement. We remove the old flashing, inspect the substrate, and install a new custom-fabricated flashing. The result is durable and clean.
